Who Typically Qualifies?

First-Time Homebuyers
Usually defined as someone who hasn't owned a primary residence in the last 3 years.
Income Limits
Most programs have a maximum household income limit, which varies by county.
Minimum Credit Score
Typically 640 minimum, though some programs may go down to 620 or require 660.
Primary Residence
You must intend to live in the property. Investors do not qualify.

You may still qualify!
- No home ownership in last 3 years resets status.

- Purchasing in "Targeted Areas" waives the requirement.
The "Grant + Loan" Combination
Housing grants are not standalone checks. They are layered on top of a standard mortgage.
The most common pairing. Grants can cover the required 3.5% down payment.
Veterans get 0% down, but grants help cover closing costs for $0 out of pocket.
For rural/suburban areas. 0% down, so grants are used primarily for closing costs.
For buyers with higher credit (640+). Offers lower mortgage insurance costs.

"Bad credit is okay."
